This property is located just east of Karval​,​ CO and spans of 30​,​000 acres of rolling grasslands with texture from old river bottoms. There is a live spring on the north end of the property and various spots throughout the property that will fill with rain water. We also have water troughs throughout the property. The property provides excellent habitat for antelope​,​ mule deer​,​ some whitetail​,​ and tons of doves and prairie dogs. There is a home on the property that has been used for ranch hands in the past but can be arranged.

    Hosts and arrangements were fantastic. Directions and locations were spot on so was very comfortable getting into area in the dark. I arrived on property with the spring and found it easily... however i did immediately spot a brand new pop up blind 10ft from the water... it clearly had been being used, assuming archery antelope. I was told no one else had hunted doves on the section but i did find some shotgun shells and some feathers around the pond. I began to question if i was the first person to hunt the property as told. It became more clear as the morning went on that there were very little birds around. Saw only about 30 birds all morning, shot 11 shots between 2 people and harvested 7 and 3 of which were over the water... the rest were jump shot around the bluffs walking around. I wouldve given a 3 for review besides the fact its so far to drive and no other options around to hunt doves. Just the one spot and feed close by which was great but no where else to try to go to be successful.
