The property is a dove magnet. Rarely do people go home empty handed. You can shoot dove all day weather it be from our custom cow blind next to our big pond and cliff. Or just walking around the property.
We are located 30 minutes from the Colorado-Kansas border.
Set in a well-managed mix of grassland, cropland, and sheltering cover, this property offers the kind of setup that keeps game using it throughout the season. Roughly 40% of the acreage is ranch grass with five ponds that hold water within a river system flowing through the property, creating dependable travel corridors and loafing areas for both big game and birds. Another 50% is in agriculture and currently planted to fall millet, giving wildlife a strong food source and helping keep animals moving between the fields, creek bottom, and surrounding cover.
The remaining 10% is centered around the farmstead, where fruit-bearing trees, evergreen windbreaks, and additional game plantings create bedding, feeding, and escape cover in one concentrated area. That combination makes this property feel alive from first light to last shooting light, whether you are glassing edges for deer, watching water and feed for dove, or catching pheasants slipping from ag ground into the creek bed and grass. The amount of water this season has made it an especially strong bird destination, with healthy, well-fed dove and a pheasant population that continues to hold and reproduce here year after year.
For hunters who value both function and comfort, the property also includes a custom cow blind that adds another ready-to-hunt feature to an already productive layout. Between the water, feed, cover, and established habitat improvements, this is a property built to hold game and give hunters multiple ways to enjoy it across the season.

240 Acres
Food Plots, Agriculture, and Natural Forage
We have a large 1 acre wind break protected food plot 2023 winter it has tubers, millet, sugar beets. There are some smaller buffer strips/ conservation strips around all of the fields surrounding the property. There is an abundance of food for wild game on this property and it’s apparent.
Ponds, Livestock Tanks, and Creeks
We have multiple. 1- 1/2 acre pond that usually has water. 1 large livestock tank in the pasture we keep full. 2 mineral lick tubs set below hydrants at either ends of the large tree row/food plot.
Draws, Grasslands, Shelter Belt, Woods, Brush, and Hills
We have excellent cover! My farm was previously owned/ designed by a man who was a prevalent Arborist. This property is probably the oldest “wildlife conservation looking homestead” 30 miles in any direction. We are extremely blessed. Buffer strips of native grass surround the property and the property itself is a large creek bed filled with 6 ft tall kosha weeds.
