Lease Terms:

Price: $12,000 for exclusive 4-month season. 

Refundable Security and Cleaning Deposit: $2,000. 

Maximum Hunters: 4 people 

Exclusive Access: Your group only - no other hunters on property

What’s Included:

• Exclusive hunting rights to all 160 acres

• Full use of 2-bedroom farmhouse (max 4 occupants)

• Barn access for storage and game processing

• All legal game (deer, turkey, coyote)

• September 1 - December 31, 2026

What You Provide:

• All hunting licenses and permits

• Your own food, beverages, personal items, bed linen

• Hunting equipment and stands (remove all stands by January 15)

• Respect for property and boundaries

Property Rules & Requirements

Boundary Respect (Critical):

The property borders a nature preserve where hunting is strictly prohibited. You will be provided with:

• Detailed boundary map with GPS coordinates

• Marked property corners and boundary lines

• Clear identification of preserve boundary

Trespassing on preserve land will result in immediate lease termination with no refund.

Property Care:

• Leave farmhouse clean and in same condition as received

• Remove all trash and belongings by December 31

• No permanent modifications

• Close and secure all gates

• Report any damage or maintenance issues immediately

• Remove all tree stands, trail cameras, and equipment by December 31

Hunting Ethics:

• Practice safe and ethical hunting at all time

• Respect Minnesota archery and firearms regulations (shotgun/muzzleloader zone)

• Follow all Minnesota DNR regulations

• Proper field dressing and game care required

Security Deposit Details

$2,000 Refundable Deposit covers:

• Property damage beyond normal wear and tear

• Cleaning if farmhouse amd barn not left in clean condition

• Any missing or damaged items

• Repairs needed due to negligence

Deposit will be returned in full within 14 days after season-end inspection, provided:

• Farmhouse is left clean and undamaged

• All personal items and equipment removed

• No damage to property, barn, or structures

• All rules and lease terms were followed
