Landowner Rules: You may hunt within Starry Hill's 24.5 acres, but observe boundaries! Trail system through Starry Hill map available in the house manual. House Rules: CHECK-IN TIME is AFTER 3:00 P.M. EST AND CHECKOUT is 11am EST. NO Early Check-in (or check-in after 9pm EST) or late checkout unless prior arrangement made with owner. This is a NON SMOKING unit. 
 PETS are permitted in rental units only with prior approval. All pets must be properly kenneled as needed to avoid damage to property.  Pet owners are responsible for cleaning up any/all pet refuse on mowed grounds. PETS MUST TOILET ONLY ON “dog walk area” near the garden shed. Use fork rake to move waste over the bank into the woods. Pets are not allowed on furniture at any time; especially the beds!  Any evidence of pets on furniture may incur extra cleaning fees (pet blankets & beds are provided & located in the basement, or you may bring your own). All pets must be up-to-date on rabies vaccinations and all other vaccinations.  Heartworm prevention is highly recommended.  All pets are to be treated with topical flea and tick repellent three (3) days prior to arrival, or as approved by a licensed veterinarian.  All items above are the sole responsibility of the pet owner. The homeowner assumes no responsibility for illness or injury that humans or pets may incur while on the premises. Any pest control professionals required to rid the house of ticks/fleas will be deducted from your damage deposit, and you will be billed for any additional cost. 
 DAMAGE DEPOSIT - LandTrust holds your damage deposit, which is NOT applied toward rent, and will refund your deposit within fourteen (14) days of departure, provided the following provisions are met: No damage is done to unit or its contents, beyond normal wear and tear. No charges are incurred due to contraband, pets, smoking, or collection of rents or services rendered during the stay. No extra persons are sleeping on the premises without prior approval. All debris, rubbish and discards are placed in the basement trash receptacles, and soiled dishes are placed in the dishwasher and cleaned. All keys are left on the kitchen table and unit is left locked. All charges accrued during the stay are paid prior to departure. No linens, towels, or any of owner’s personal belongings are lost or damaged. NO early check-in or late checkout unless prior arrangement made with owner. Charge is $25/hour beyond customary times you remain at the property. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by My Community. 
CANCELLATIONS –Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If they cancel after that point, they will not get a refund. Vacation Insurance is strongly recommended. MAXIMUM OCCUPANCY – The maximum number of guests is limited to eight (8) persons. An additional charge or $25.00 per person per night for guests in addition to eight (8) will be assessed. 
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, no maid service is included in the rental rate. Basic cleaning and paper supplies and a basement washer/dryer are available for use as desired and needed. 
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 
 WOOD STOVE – The wood stove can be used between September 15th and May 15th only. Firewood is provided. WATER AND SEPTIC – The house is on a private well and septic system. The mineral content in the water is low to moderate, and is declared “mountain spring water” and approved for drinking. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than provided toilet paper; including “flushable wipes!!” No feminine products should be flushed at anytime! WINTER STORM POLICY– STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive, all-wheel drive, winter or all-season tires with excellent tread, and/or chains during the snow months. We do not refund due to road conditions. This home is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Cancellation Policy: A Sportsman on LandTrust has 48 hours from the time the Landowner accepts their booking request to cancel their booking and receive a full refund. After 48 hours from the moment the Landowner accepts a booking, there is no refund available to the Sportsman. View Policy.
