Our farm is located in Rawlins County, Kansas, and is a great destination to experience the High Plains in the northwestern part of the state. We have 2,600 acres consisting of varied terrain from ag pasture and rolling hills to ravines and wooded creekbottoms. This is an excellent mule deer spot with a healthy population, just look at our pictures! 

Calling all late-season pheasant hunters! Our bird numbers are still holding strong and should make for great end to the season this January.

There is also a pond on the property with crappie, catfish, and largemouth bass, which is perfect for a day or two of catch and release fishing.

Coming Soon:

We will be offering an apartment as an additional lodging option in Atwood just over 10 miles from the property. The 1-bed, 1-bath apartment will be able to comfortably accommodate 3 guests. Please continue to check back with us for updates on availability. In the meantime, campers and RVers are invited to set up on the property for an overnight stay or simply stay in a nearby hotel.

Truly amazing hunting property! I have never seen so much game and game sign on an initial visit as I did on this property! Four separate Mule Deer herds with over 100 total animals. Turkeys running across the road on the way to the farm house. Tons of Pheasant tracks in the fresh snow! Nice sized farm pond and several spring fed pods that hold fish as well. The little Beaver Creek also winds through the property and is one of the few creeks in the area with water year around.

    I had an outstanding experience hunting on Sam’s property. Sam was great from the moment I reached out. He was very responsive to all of my questions and we were able to quickly put a trip together on short notice. When I got there, he took the time to show me around the property and point out good places to start, and throughout was checking in to make sure things were going well. He and his wife also had accommodations in town I was able to stay in that were excellent. The property itself was absolutely beautiful. Awesome breaks country with draw after draw leading down to a creek bottom. It was exactly what I was looking for in my hunt, and a truly amazing place. I only had a short time to hunt, so I did not get a deer, but it was not for lack of deer. As I moved around, I found a series of bucks, including one buck that was with some does. I was looking for a spot and stalk hunt, and this was an awesome place to do that - the country is conducive to it and the deer are there. All in all, I had an outstanding experience and would strongly recommend to anyone.

    Very nice secluded property to hunt… Had multiple fields to hunt and saw a lot of birds including some quail . Sam was very accommodating and allowed me to camp on the property … He was also helpful when it came to different areas where birds might be… I had multiple opportunities and was able to come home with a few birds we saw roughly 25 birds in about a day and a half of hunting which was great considering higher tempts in the 60s n 70’s… overall all I would suggest a hunt with Sam and am looking forward to coming back.

    We had a wonderful time pheasant hunting! Land was beautiful and shot a decent amount of pheasants! LandTrust and Sam made it such an easy process. Sam showed us the land prior to hunting which was very helpful! We couldn’t have asked for a better trip!

    I had a great time at Sam’s place while I was there turkey hunting. I saw a few turkeys and lots of great turkey habitat while I was exploring his land. I did not harvest a turkey but it’s my first year hunting so that’s purely on me. An experienced turkey hunter would love this place. I did some fishing in the farm pond and caught largemouth bass and crappie nearly every cast. I also saw tons of mule deer and had a few very close encounters with them. I was even able to get a video of a mule deer licking my hen decoy. While I was sitting and trying to call in turkeys I couldn’t help but notice this property is absolutely amazing for bird watching and I really regretted not bringing a much better camera on my trip. All in all, this is a beautiful property and I was thankful to have the opportunity to hunt and camp on it. Sam was very nice and accommodating. He was even able to get me access to the adjacent property owners’ land in case I needed it for my hunt. I would definitely recommend checking this place out no matter which species you prefer to hunt.

    We put together a last minute trip to try and get a Rio Grande Turkey. Sam was an amazing host! He was so helpful in showing us the property and working to ensure in every way that we were successful. He was available to answer all questions, and we saw or heard birds on every hunt. Sam is a genuinely kind and good man and I look forward to our next trip to Atwood!

    Sam went above and beyond to try make our hunt successful. Getting permission from his neighbor, to hunt his land.. bird numbers are way down this year. The local wildlife officer told me %75 below average. We did find birds, had an opportunity, but, 80 yds was as close as they would get.. with alot of glassing, patience, and luck. U can get a Tom. But, it is a tough year for turkey hunting, across the west..

    Sam and family were great hosts! We stayed in their very nice house in town only 10 minutes from the ranch. Saw a ton of wildlife, very nice property. Came super close to harvesting a bird, but was not able to seal the deal. Weather/wind definitely did not help!

    We booked a Pheasant hunt the last day of the season (January 31st 2023) on the Buck and Bird hunting property. The sign up process was very smooth and the communication with Sam was exceptional. As all late season hunts it can be challenging for a number of reasons. The birds have been educated and are very weary of hunters and predators. The weather can also be an issue. We experienced snow and snow drifts that were a challenge to navigate to get to the fields but we also had to walk in the snow and drifts making it a bit more of a challenge. Sam directed us to the first couple of fields that would give us the best opportunity to see some birds. In the very first field we hunted we were rewarded with beautiful points held very tight by our two Britney's Jaxs and Brady. When I stepped in to flush the bird I was surprised by a covey of 24 or more Quail. Unfortunately they flew on the back side of the cedar and over the fence line onto someone else's property. We continued to hunt close to the trees and kicked up and single which we bagged. We were able to navigate the road to hunt in two more fields. The crunch of our boots in snow was a warning to all animals in the field we were coming and as a result we did not see any birds in those fields. At about noon Sam texted me and said he had a field that should hold birds but he would have to help us get into it because of the snow. He lead us to the field busting thru the snow drifts and pointed us to the draw. So happy to have him bust the drifts on the road because there would be no way we could have made it to the field. We hiked the remaining way to the field on foot busting thru the drifts. We hunted a beautiful Draw with great cover in the bottom and corn on the top of both sides of the draw. We had an opportunity when 6 or 7 Hen Pheasants erupted on the top edge of the field and then a Rooster flushed. As it happens getting the safety off in time for a shot let that bird get away. On the hike back to the truck we had a Rooster bust from a corner post in the field but he was way to far for a shot. All and All we had a great day of late season hunting and meet a really great land owner! We can't thank Sam enough for taking all the time with us to ensure we had a good hunt!     This property is as advertised, very nice. Classic Kansas Creek bottom with alfalfa fields. Plenty of trees for roosting. Sam was a great host, he went above and beyond to make sure everything went smoothly. Even though it was a DIY hunt.. The one issue ( out of Sam’s control ) were bird numbers. I couldn’t tell if it was due to a late spring, cold / wet. ( birds weren’t moving yet ) Or numbers were just down? Over two days of hunting from a blind, watching birds come down from the roost, glassing from vantage points. I only witnessed 15-20 turkeys.. I did miss an opportunity with my bow, did not harvest.. that’s hunting..

    Sam was an amazing host. He greeted me as soon as I arrived and showed me the property. The property is absolutely gorgeous with a creek. Running through it beautiful Cottonwood. Sam also provided accommodations and his wife was incredibly gracious in the great town of Atwood Kansas. The weather on Saturday was tricky with snow and gust of wind up to 50 mph. Proving difficult to locate birds. I also ventured into the walk in managed areas. and heard some birds gobbling. There are many opportunities for public land as well as hunting on Sam’s property. Sunday morning was crisp and cold With birds gobbling. Highly recommend Sam’s property and staying at his rental property. Look forward to hearing back from Sam about locating birds on his ranch.

    Coy was a great guest. He was very appreciative of our land and respected our property. I could tell he was a top notch hunter and had done these types of hunts many times. I would recommend Coy as a hunter to others on Land Trust and he is welcomed back on our land anytime.
