IOU Ranch East
Our East listing consists of about 8,270 acres.
IOU Ranch is a 3rd-generation cow-calf operation located on the edge of the Missouri Breaks. Our great-grandparents originally homestead this land in the 20s, and now we primarily raise and graze beef cattle. We also have horses, sheep, and goats. We typically calve in March and April and lamb in February and March. If interested in participating in an experience like this, don't hesitate to ask by sending us an inquiry. We'd be happy to do our best to accommodate you.
Our property consists of a mix of productive creek bottom meadows, pine tree-covered areas, native grasslands, and deep coulees. This makes for very good hunting, especially antelope, mule deer, and elk. Hunters may also encounter prairie dogs, coyotes, turkeys, and upland game birds. On the other hand, if you just want to get away from it all do some hiking, watch some birds, or even stare at a vast sky full of stars we may be what you are looking for.
It's recommended that you bring a side by side or ATV during your visit to get around our many acres.

Access:
If it's rained and roads are wet/muddy, the ranch is completely inaccessible. Access to the ranch will be heavily dependent on weather. If we've gotten rain and roads are wet/muddy, we will work with you to either reschedule your trip or refund you in full as the ranch is completely inaccessible.
Elk Hunting Information (Please Read):
The ranch is located in GMU 700. This is a draw unit and cannot be hunted with a general tag.
Non-resident: Draw odds begin at 0.22% with 0 preference points. With 5 preference points, the odds move up to around 5%.
Resident: Draw odds begin at 0.5% with 0 preference points. With five preference points, the odds move up to around 12%.
In addition to elk, the ranch is located in unit 700 for deer and antelope as well. We are in Montana's Area 7 for spring and fall turkey. The ranch is located East of the Continental Divide for sage and sharptail grouse with the occasional pheasant.

This property is fantastic! During the visit we came across a few turkeys right away, spooked up some antelope, and picked up a nice elk shed! I also had a great time shooting some gophers with Kelly and Marnie. Signs of game and awesome habitat throughout the ranch.
