Welcome to Sullivan County, New York! Our 50-acre family farm is situated on the banks of the Delaware River right outside the small town of Cochecton. With a compact, but highly productive setup on the New York–Pennsylvania border, our row-crop farm features a 30-acre cornfield backed by natural timber and bordered on the west by over 600 yards of Delaware River frontage, all providing a mix of dense cover, year-round food, and flowing water.

Whitetails move steadily through the property, using the standing corn for feeding and the surrounding timber for bedding and transition routes, especially between the river and the crops. The timber strips to the north and east form natural funnels that concentrate movement. Our region has antler restrictions for the deer, so bucks must have at least 3 points on 1 side to be legal. Because of this, 6-8 point bucks are frequently seen. 

Black bear also frequent the area, moving through the wooded corridors that border the farm, especially during the fall as they seek out high-calorie food sources. 

Waterfowlers will find good potential for geese working the open field, especially during migration as birds follow the river and rest/feed in nearby ag ground. This is a great spot to get your bird dogs some work in the water.

In addition to hunting, The Flats offers direct access to fishing along the Delaware River, with over 600 yards of riverfront to explore. Anglers can expect opportunities for smallmouth bass, walleye, and seasonal runs of shad and other gamefish depending on the time of year. Located in NY WMU 3H, this property is a strong fit for sportsmen looking for a well-balanced parcel with both field and river access.
