The north parcels are in Deer Management Unit 1, and the south parcels are in Deer Management Unit 2. 
Standing on the high plains of Western Kansas, Ackerman Farms features multiple parcels which straddle both sides of I-70. The farm also represents two game management units.&nbsp;
The farm's 1,100 acres consist of mostly draws through farm fields and fence lines with shelterbelts scattered throughout.
Lodging is not yet offered on the property; however, the property is just south of Brewster, which is conveniently located right in the middle of Goodland and Colby. Lodging, grocery stores, and local restaurants can all be found in both towns.

Rifle Whitetail/Mule Deer Hunt- Acreage in Units 1 & 2

While the farm is primarily a mule deer destination, our property's diversity still bodes well for whitetail hunters looking to fill their tag.
Our farm is located in Rawlins County, Kansas, and is a great destination to experience the High Plains in the northwestern part of the state. We have 2,600 acres consisting of varied terrain from ag pasture and rolling hills to ravines and wooded creekbottoms.&nbsp;
There is also a pond on the property with crappie, catfish, and largemouth bass, which is perfect for a day or two of catch-and-release fishing.
Campers and RVers are invited to set up on the property for an overnight stay or simply stay in a nearby hotel.

Rawlins County Whitetail Hunt | Creek Habitat in KS Unit 1

Hunt whitetails at Wade Ranch.
Our Waverly listing is where our home place is. The property offers two parcels of 140 acres and 50 acres, separated by a neighbor’s parcel of thick timber. This is a very open property, with all cover being pretty limited to bordering parcels. The property does have ample food sources in our ag fields, which is the primary use of these acres.
The land here at the home site is adjacent to approximately 10,000 acres of public state park hunting at the Hillsdale Wildlife Area.&nbsp;
Lodging:
Lodging in our 5-bedroom house will be on a first-booked, first-served basis, since it’s available as an option on all of our listings. The entire house can sleep a group of 10. If you book the house, your group will be the only group in the home during your dates. This is not a Bed and Breakfast, or a lodge, but rather a short term rental home. No meals are included but the home has fully equipped kitchen. You will be able to utilize a full processing area and freezer. Prior to booking, feel free to check with us to see if the house is available.&nbsp;
RV (electric and water hookups available) and dry truck-camping access will be available as well if the house has been booked, but you’re still looking to stay on-site.

Unit 1 Whitetail Hunt | Ag Fields w/ Feeders + Adjacent Timber

Whitetails travel the creek corridors daily, bedding in the thicker cover along Prairie Dog and Sappa Creeks and moving out to feed in nearby fields. Stand placement along pinch points and crossings can be productive, especially during early morning and evening movement. The consistent water source keeps deer activity steady even in drier conditions.
We have a total of 1250 acres of farm and grassland. With half a mile of both the Sappa and Prairie Dog Creeks. Both creeks have live running water.
NOTE: Both of our creekbottom parcels are about 30 minutes from each other. Proximity is close enough to be reasonable, but far enough away to have better luck if one parcel isn't producing that day.
Our farmhouse boasts 3 bedrooms, each furnished with a queen bed for a restful night. There are living rooms on the main floor and basement with pull-out queen sleeper sofas. Each living room has furniture for your whole group to spread out and have their own space. The walk-out basement has views of the creek and access to outdoor activities. There is a bathroom on each level. For those not wanting to fully unplug, there is 1GB fiber internet with WIFI for a working getaway!

Grill out or cook in! Fully equipped kitchen for your own cooking/entertaining. There is a walk-out deck from the dining room for outdoor eating/entertainment.
Prairie Dog Creek is located at the rear of the home. This property has amazing outdoor experiences. There is a view of the Creek and wildlife from the rear deck. Hike down to the creek for closer look at the water and wildlife.

Our Vermont Road listing consists of 60 acres of croplands and timber. The Mosquito Creek runs through the southwestern part of the property. This property is only about 20 minutes from the town of Ottawa and access to Interstate 35, and about 45 minutes from the Kansas City metropolitan area.

Unit 1 Whitetail Antlerless Hunt: Live Water Creek w/ Ag Fields

Our Bull Creek Bottoms property is made up of 105 acres along the Bull Creek. The ground is mostly made up of cropland with small brushy idents and a small stream with timber that cuts through the property. The southeastern edge of the farm is thick timber on a creekbed as well. The acreage is only 5 minutes from the town of Paola.

Wade Ranch | Bull Creek Bottoms, Kansas

Unit 1 Whitetail Hunt - Croplands & Brushy Creekbottom

Mule deer are commonly found in the ranch's rolling hills and areas between our CRP and croplands, while whitetails are seen more often near the river, creeks and fields edges.&nbsp;
Eight tree stands are located on the property, and hunters are more than welcome to bring their own blinds. Rifle hunters typically have the best chances of success with plenty of spots to set up for a shot.
Ranch is all contiguous ground. We have a mile riverbottom on Solomon River, with other small creekbottoms and livestock tanks. We have about 350 acres of CRP and 500-600 acres of farm ground that provide food. Our Triticale fields are grazed in the Spring, but the stubble is year round source of food.
We don't have any on-site lodging or camping availability; however, there are some decent Airbnbs in Morland (~8 miles away) and Penokee (~13 miles away).
Fishing is also available in ranch ponds, offering bluegill and sunfish for guests looking to round out their trip.
ATV use, camping access, and predator hunting available upon special request.
